For vacant houses our staging will create warmth and add style with just the right furnishings and décor so buyers will feel at home and can see themselves living in the space. We typically stage the main rooms in the home including the living room, dining room, kitchen, master bedroom, and master bath. We often recommend staging additional rooms such as an office, family room, powder room, or guest bathrooms, not only to create even more appeal, but to show buyers the full potential of living in the home. The staging fee varies as every property is unique. The fee depends on the number and size of rooms to be staged, the style of furnishings that suit the home, location, accessibility, etc. We will schedule a short visit to view your property where we will take photos, measurements and discuss the staging options for the home. We will then provide a free written no obligation proposal for your review generally within 24 hours.
There are two fees for
staging. The first is a one-time only Hands On Staging Fee (ranging
from $500.00 to $1,500.00 depending on the size of the property and
other factors) which
includes design, loading and unloading of
furniture and accessories, hands-on staging with our professional
staging team, and de-staging the
property once it sells. The second is a monthly Rental Fee
based on the amount and style of furniture and accessories that we
use in the home. For occupied properties we are here to help you prepare your home for sale with our expert tips and recommendations. We have two consultation options: 1) Verbal Consultation Report: We will visit your home and walk through the rooms with you to get a feel for the space and discuss any challenges that we see. We will tell you our recommendations (while you take notes) of how best to present your home, inside and out, including the steps to be done in each room. The suggestions may include how to rearrange your furnishings, items to remove, cosmetic fixes, cleaning options, and possibly new paint and color schemes to accent the spaciousness and architecture of the house. The fee for the Verbal Consultation is $150.00 for up to two hours of time. 2) Written Consultation Report: This report contains the same information as the Verbal Consultation, but we will prepare a detailed Consultation Report with photos and recommendations. The fee for the staging consultation and written report is $250 for houses up to 2,500 square feet. Add $50 for each additional 500 square feet. With our Consultation Report in hand, you can complete our recommendations on your own or choose to complete some tasks and ask us to help with others. Once the major steps in the Report have been completed, we typically return to stage the home and provide the finishing touches. We often provide additional furniture pieces and décor to enhance the overall look of the property. The fee for the return visit varies depending on the amount of staging to be done. The expert advise we provide will ensure that your home shows the best possible way so the property is appealing to the widest range of buyers.
